"Leasing" websites

Steve....I have a dentist who wants me to set up a website for him. I have NO idea what to charge and...instead of selling the site outright I would like to "Lease" it to him on a Monthly or Quarterly or Yearly basis.

From your experience with websites;

What would be a fair price to charge for a 5 Page site....with 1 or 2 photos or graphics per page.
A) Outright Sale
B) SetUp Fee....and Monthly Lease

Is there anywhere I can get an idea of what to charge?
